What does a HIP consist of?

A HIP has three parts to it:

* Legal - this will contain copies of the title to the property, preliminary enquiries and a list of items at the property which will be included in the sale;
* Searches - this will include a search of the local authority and a drainage and water search; and
* Energy Performance Certificate - this will be prepared by a qualified Inspector

Leasehold property HIPs will include additional information, eg: a copy of the lease, details of service charges and financial requests made by the landlord, details of rules or regulations in the lease or any proposed amendments to it and and a summary of any building works proposed that will affect the property.
